Designing and building a custom home, remodel, or addition is a significant undertaking. For many clients, it represents a once in a lifetime investment, not only financially but also emotionally. The process can feel opaque from the outside, particularly when architectural services are described in technical terms or bundled together without clear purpose. A thoughtfully structured, phased approach brings clarity, reduces risk, and ultimately leads to a more successful and rewarding outcome.

At Christensen Architects, our process is intentionally sequenced to guide clients from initial curiosity to a carefully built, enduring result. Each phase has a distinct role, clearly defined deliverables, and a specific decision making purpose. Together, they form a disciplined framework that supports thoughtful choices, realistic expectations, and a high level of design quality.

Discovery

Listening and Understanding

Every successful project begins with clarity. The Discovery phase is where we establish a shared understanding of what you want to build, why you want to build it, and what constraints shape the opportunity. This phase combines technical due diligence with in depth conversations about your goals, priorities, lifestyle, and long term vision.

We analyze your site carefully, looking at zoning requirements, building codes, permitting pathways, and regulatory considerations that may influence the project. At the same time, we focus on listening. Understanding how you want to live in the space, what you value most, and how you define success becomes the foundation for every decision that follows.

Typical deliverables include:

  • Zoning and building code research

  • Site plan and site analysis

  • 3D site scan and as built drawings, when applicable

  • Programming and project goal setting

  • Identification of permitting pathways and regulatory considerations

For many clients, this phase delivers immediate value. It replaces assumptions with informed insight, reveals opportunities and constraints early, and establishes alignment before design begins.

Design

Exploration and Refinement

With clear objectives and constraints defined, the design phase is where ideas take shape. Through architectural drawings and three dimensional visualizations, we explore layout, massing, views, materiality, and light. This is an iterative and collaborative process that allows ideas to be tested, discussed, and refined over time.

Rather than rushing toward a single solution, we take the time to explore options and understand their implications. As the design evolves, decisions become more intentional and the project begins to feel cohesive and resolved.

Typical deliverables include:

  • Conceptual drawings

  • 3D modeling

  • 3D views and renderings

  • Client design meetings

  • Finalized design drawings

For clients unfamiliar with architectural design, this phase makes abstract conversations tangible. Seeing ideas represented visually builds confidence and ensures the design reflects both practical needs and aesthetic aspirations.

Permitting

Navigation and Advocacy

Once the design is finalized, the project moves into the permitting phase. This is often the least visible but most procedurally complex part of the process. We coordinate with our trusted consultants and engineers to prepare permit documents and submit them to the appropriate agencies.

Permitting requires patience, experience, and careful communication. Agency feedback can be nuanced and timelines can vary. Our role is to manage this process on your behalf, responding to comments, adjusting documentation as needed, and advocating for the project through required reviews.

Typical deliverables include:

  • Consultant and engineer onboarding

  • Zoning code diagrams and calculations

  • Energy code documentation

  • Permit drawings

  • Permit submission and agency coordination

This phase protects the project from regulatory surprises and keeps momentum moving forward.

Construction Documents

Precision and Preparation

While permits are under review, we develop the detailed construction documents that translate the design intent into buildable instructions. These drawings, specifications, and selections provide the contractor with the clarity needed to price and construct the project accurately.

This phase is critical to managing risk. Thorough documentation reduces ambiguity, limits assumptions, and helps prevent costly changes once construction is underway.

Typical deliverables include:

  • Construction drawings and details

  • Specifications

  • Interior elevations

  • Material and fixture selections

For clients, this phase represents a shift from conceptual thinking to practical preparation, ensuring the design can be executed at the intended level of quality.

Construction Administration

Oversight and Stewardship

Architecture does not end when construction begins. During construction, we remain actively involved to help ensure the work is executed with care and remains faithful to the design intent. We answer contractor questions, review submittals, visit the site, and monitor progress as the project takes shape.

Our continued engagement provides continuity from design through completion and serves as an additional layer of oversight and advocacy for the client.

Typical services include:

  • Responses to contractor questions and RFIs

  • Submittal and substitution reviews

  • Site visits

  • Meetings with contractor and owner

  • Punch list preparation and project closeout

This phase helps maintain quality, manage details, and resolve issues efficiently so the finished project reflects the original vision.

Why Phases Matter

A phased approach is about sequencing decisions so that each one is made with the right information at the right time. For discerning clients, this structure provides transparency, control, and confidence throughout an otherwise complex process.

Ultimately, good architecture is the result of a good process. When each phase is respected and executed with intention, the outcome is not only a beautiful building, but one that feels purposeful, durable, and deeply aligned with how you want to live.
